Mold Inspection and Testing

Concerns about indoor air exposure to mold has been increasing in recent years as public has been aware of the adverse effects to human health by mold exposure. Mold can produce toxic substance called mycrotoxins, such as Aspergillus and Stachybotrys.  More than 200 mycrotoxins have been identified from common molds.   The symptoms include teary eyes, headache, asthma, nausea, coughing etc…

The key factor inducing mold growth is moisture.  Those conditions causing moisture buildup in your environment may include:

  • plumbing leaks,

  • roof leaks,

  • landscaping,

  • serious condensations,

  • inadequate ventilation,

  • malfunctioned HVAC system.

Mold Investigation


We perform mold investigations by visual observations associated with testing tools for evidence of mold or conducive conditions for mold growth.  Mold can grow almost anywhere in your property if the right conditions exist. 

We will completely evaluate your property and look for water leaks, water intrusion, and areas of previous water penetration/water stains to identify the possible sources of mold. 

Mold Sampling 

Samples will be taken from outdoors and indoors.  We follow strict sampling protocols. Our mold sampling techniques include:

1.  Ambient airborne mold spore samples (outdoor air and air in the breathing
     space of a room),

2.  Surface mold samples (bulk, swab, tape lift)
3.  Wall cavity air samples (air inside of wall cavity or ceiling)

For collecting air samples, we use the most efficient moisture detection instruments, digital hygrometers, and Zefon BioPumps and Zefon Air-O-Cells (for airborne mold spore samples).  

Laboratory Testing

All samples are delivered to a lab for analysis.   The turnaround time of sample testing is usually 2 to 3 days before the results is in. Expedited lab service is available for additional fee.


If the mold inspection and mold testing of your property detects a mold problem, we can write a Mold Remediation Protocol (“scope of work”) that provides detailed instructions for a Licensed Remediation Contractor to follow when doing the Mold Remediation.

Inspection Report
 
Once the lab results come back, you will receive a comprehensive, easy-to-read report detailing the findings associated with photographs to better illustrate those findings. The report also includes practical recommendations on improving issues affecting mold in the air and how to handle mold found growth.
